What Is a Wind Mitigation Inspection?

A wind mitigation inspection is an evaluation of the features of your home that are designed to resist hurricane-force winds. In Florida, this inspection is conducted using the April, 2026 OIR-B1-1802 form, which is the standardized Uniform Mitigation Verification Inspection Form required by the Florida Office of Insurance Regulation. The completed form is submitted to your insurance carrier, who uses it to determine what wind mitigation discounts – sometimes called hurricane credits – your home qualifies for.

Unlike a 4-point inspection, which is required by many insurers, a wind mitigation inspection is voluntary — but given the potential for significant premium savings, it is almost always worth doing. 1. Roof Covering

2. Roof Deck Attachment

The inspector examines how your roof decking (typically plywood or OSB sheathing) is fastened to the roof framing. This is done by looking at the nail pattern and nail length in an accessible attic space. Homes where the deck is attached with 8d ring shank nails at 6-inch spacing — a standard in newer Florida construction — receive the maximum credit. Older homes with 6d smooth- hank nails at wider spacing receive less favorable ratings. The strength of the roof deck attachment is critical in a hurricane because this is where many roof failures begin.

3. Roof-to-Wall Attachment

This category evaluates how the roof structure connects to the exterior walls of the home. The inspector looks in the attic to identify the type of connectors used: clips, single wraps, double wraps, or structural straps. Double- wrap hurricane straps — required in Florida post- hurricane Andrew construction — provide the highest
wind resistance and the best insurance credits. Older homes may have only toe
nails or clips, which provide less resistance and fewer discounts.

4. Roof Geometry

The shape of your roof matters significantly in a hurricane. The inspector documents whether your roof is a hip roof (all sides slope down to the walls), a gable roof (triangular ends), a flat roof, or another configuration. Hip roofs are aerodynamically superior in high winds and typically earn the best premium discounts. Gable roofs — especially those with unbraced gable ends — are more vulnerable to wind uplift and receive smaller credits. If your home has a hip roof, a wind mitigation inspection is especially likely to pay for itself in premium savings.

5. Secondary Water Resistance (SWR)

Secondary water resistance refers to a waterproof layer applied directly to the roof deck beneath the primary roofing material — typically a self-adhering underlayment (peel-and- stick) that prevents water intrusion if the primary roof covering is damaged in a storm. This feature is now required by Florida Building Code for new construction, but many older homes lack it. If your home has a qualifying SWR system, it qualifies for an additional insurance credit. The inspector verifies this either by direct observation during a reroof or through permit documentation.

6. Opening Protection

The inspector evaluates how well all openings in the exterior of the home are protected from wind-borne debris — including windows, exterior doors, sliding glass doors, skylights, and garage doors. Protection levels range from unprotected to basic to impact-rated (the highest level). Impact- resistant windows and doors, accordion shutters, reinforced garage doors, and storm panel systems all provide credits. The highest discount category — “A” rated opening protection — requires all openings to be protected with code- compliant impact-resistant glazing or shutters.

The Florida Office of Insurance Regulation (OIR) updated the wind mitigation inspection form (OIR-B1-1802) effective April 1, 2026. The revised form includes updated categories, revised documentation requirements, and changes to how certain credits are calculated. The Brevard Inspector stays current with all form updates and has been using the new form from its effective date. If you have a wind mitigation report completed before April 1, 2026, ask your insurance agent whether a new inspection on the updated form would benefit your premium.   • Photo documentation: Extensive photos are taken in the attic (roof deck, framing connectors) and of all exterior openings. These photos are embedded in the OIR-B1-1802 form and submitted directly with the report.
