What Is a 4-Point Inspection?

A 4-point inspection is a focused evaluation of the four critical systems in your home: the roof, HVAC (heating and cooling), electrical system, and plumbing. Unlike a full home inspection, which covers every aspect of the property, a 4 point inspection is specifically designed to satisfy insurance carrier requirements.

In Florida, most insurance companies — including Citizens Property Insurance Corporation — require a 4-point inspection for any home that is 20 years old or older before they will issue or renew a homeowner’s policy. This is because older homes carry higher risk, and insurers want documented proof that the core systems are in adequate, insurable condition.

The inspection takes approximately 30–45 minutes at the property. Your report is delivered within 24 hours

Here’s exactly what we examine during each of the four inspection points:

1. Roof System

We document the roof's covering material, estimated age, visible condition, and signs of damage, leaking, or wear. The roof is the #1 concern for Florida insurers — we note the remaining useful life and any areas of concern.

2. HVAC System

We inspect your heating and air conditioning equipment — age, condition, manufacturer, and whether the system is functional. Systems over 20 years old may trigger insurer requirements for repair or replacement.

3. Electrical System

We inspect your main electrical panel, sub-panels, wiring type, and visible electrical condition. Certain wiring types — such as aluminum branch wiring — require specific documentation. Our updated Citizens forms (March 2025) include additional aluminum wiring questions.
